Tandem Villages NJ

Frequently Asked Questions

Is Tandem Villages one combined real-estate project?

No. It is a coordination platform for two separate projects. Ownership, financing, approvals and responsibilities remain distinct.

Does one project subsidize the other?

No such cross-subsidy is assumed. Restricted funds, charitable gifts, public subsidies and collateral must remain in the project and use for which they were approved.

Why advance both at the same time?

The projects address different needs but can reuse knowledge, strengthen a common professional team and demonstrate a broader response to the housing shortage.

Are the sites and unit counts final?

No. Pathway Village is further along in predevelopment. New Jersey Cottages now has an illustrative 40-home, 4.5-acre prototype, but that program still requires a selected site, surveying, engineering, code review, financing and public approvals.

Does current state policy guarantee funding?

No. Alignment with state policy improves relevance, but every program has eligibility, underwriting, competition, appropriation and compliance requirements.

What prevents mission drift?

Separate governance, accounts, budgets, reporting, restricted-fund controls and documented cost allocation are essential. These safeguards must be established before shared work begins.
